Subject: Formal Complaint Regarding Ongoing Commercial Vehicle Repair and Sales Activities at 71 Slade Green Road, Erith, DA8 2HX

I wish to make a formal complaint regarding the ongoing vehicle repair and vehicle sales activities taking place at 71 Slade Green Road, Erith, DA8 2HX.

Based on my observations, an adult male who appears to be renting a room at the property is regularly carrying out vehicle repairs for members of the public. Vehicles belonging to different individuals are frequently brought to the property and repaired both on the driveway and on the public highway, including neighbouring streets. There is a continuous turnover of vehicles arriving for repairs and leaving once the work has been completed, indicating what appears to be an ongoing commercial vehicle repair business rather than occasional maintenance of personal vehicles.

Repairs are routinely carried out on the driveway and on the roadside without what appears to be appropriate workshop facilities or adequate safety measures. Vehicles have been observed being worked on in a residential street using jacks and tools in an open environment, creating potential risks to the individual carrying out the repairs, vehicle owners, pedestrians, neighbouring properties, and other road users. Undertaking these activities on the public highway also raises concerns about obstruction and public safety.

In addition to repair work, vehicles also appear to be bought and sold from the property, resulting in frequent vehicle movements and continued commercial activity that is out of keeping with the residential nature of the neighbourhood.

More recently, a Range Rover has remained parked on the driveway for an extended period while appearing to undergo repairs. Based on my observations, the vehicle was delivered by a recovery truck rather than being driven to the property. The condition of the vehicle and the circumstances in which it arrived gave the impression that it may have originated from a vehicle recovery or impound facility, although I cannot confirm this. I ask that the Council investigate this if it is considered relevant. The ongoing repairs to this vehicle further reinforce concerns that commercial vehicle repair work continues to be undertaken at the property.

This matter has previously been reported to the Council. Despite the previous complaint and my understanding that the individual was warned about these activities, the vehicle repair and sales business appears to have continued without any noticeable change. The continued disregard for previous intervention is causing increasing concern amongst local residents.

The activities at this property are causing ongoing nuisance and concern because they:

* Appear to involve the operation of a commercial vehicle repair and vehicle sales business from a residential property. * Involve vehicle repairs being carried out on the driveway and public highway without appropriate safety standards. * Create potential hazards for pedestrians, road users, and neighbouring residents. * Increase traffic, parking congestion, and noise within the surrounding streets. * Detract from the residential character and appearance of the neighbourhood. * Continue despite previous reports to the Council.

I respectfully request that the Council carries out a thorough investigation into these ongoing activities and considers whether there have been breaches of planning regulations, environmental health requirements, highway regulations, waste disposal requirements, or any other relevant legislation governing commercial vehicle repair and sales businesses operating from residential premises.

Given the persistent nature of these activities and the apparent failure to comply following previous Council intervention, I ask that appropriate enforcement action be taken to bring this matter to a resolution.
